Calgary
The number of single family homes sold in April 2010 was up 5% from the same time in 2009, while condominium sales saw an increase of 10%.

We saw a slight decrease of home sales in April compared to March. We expect the Calgary real estate market to be balanced for the summer.

The median price of a single family home in the city of Calgary for April 2010 was $417,000, up 10% from April 2009, when the median price was $380.000.

Fort McMurray
The Fort McMurray housing market continues to drive upward. Home prices have increased a minimum $35,000 since fall of 2009. The average single family home price is $640,000. Homes priced in the $550,000-$700,000 are selling very quickly. We expect the upward trend to continue as the economy continues to strengthen over the summer.

 

The prime interest rate is still held at 2.25% and we continue to anticipate its increase in June/July.

Today's mortgage qualifying rate is 6.25%.

My current 5 year fixed rate is 4.39% and closed 3 year variable is at prime minus .55% (1.70%).
