A "private" mortgage is a loan that is not held with a bank, trust company, insurance company, credit union or finance company.

Private Mortgages offer an alternative source of financing to borrowers and a high yield investment opportunity for investors. When a transaction does not meet the criteria of a regular mortgage lender, private mortgages can fit the needs of the borrower.

Private mortgages can comprise of an individual investor, or, a group of investors who loan their money for investment returns. Due to the higher risk, investors can usually generate a greater return on their investment in a private mortgage transaction.
