The Mortgage Planning Process

Initial Consultation:
We will arrange an appointment either over the phone or at a convenient location such as your home. During this meeting, I will gather and analyze information to determine your current needs as well as understand your future goals. This will allow me to determine the appropriate type of mortgage financing required. During this consultation, I will provide you with several options, answer any questions and allow you to decide the best mortgage terms.

Application Preparation:
Depending on the type of mortgage financing that will meet your needs, I will ask you to gather income and down payment verification document’s to prepare our application to the lender. These documents may include items such as; Employment Letter’s, T4’s, Bank Statements and Investment Statements to name a few. Once I collect these documents, I will prepare your application in a professional and organized manner and submit your application to suitable lenders.

Lender Review:
The lender will review your application and provide a mortgage commitment. This commitment may include conditions for financing such as a debt payout prior to funding your mortgage. I will pre-screen the commitment letter for accuracy and agreed terms. Should the commitment letter not be to satisfaction, I will continue negotiations with the lender. Once the commitment letter is of satisfaction, I will present it to you and ensure you understand the terms, answer further questions and ensure that you are fully satisfied. You will then sign the commitment letter which I will send back to the lender as a firm contract.

Appraisal/Home Inspection:
The lender may require an appraisal if the mortgage is 80% loan to value (LTV) or less, or, if you are taking a home equity loan. I will arrange for the appraisal and liaise with the appraiser. If you are purchasing a new home, you can also proceed with a home inspection. We always recommended a home inspection on pre-owned properties as you will be given full disclosure to any defects or possible home repairs.

Supply Lawyer with Details:
You may not close on time should the lender not provide the documents to your lawyer in a timely matter . I will liaise with your lawyer to ensure they understand the terms of financing and that they are in possession of all documents from the lender ON TIME!
